Basic Steps
Ask your Agent how long the houses stay in the market in the area that interests you. And what is the average price of properties sold in a radius of one mile in the last six months. This will give you an idea of housing trends in specific areas and contributes to a more convenient offer.
Determine how much you can afford to pay.
In general, banks recommend that people seek a home that doesn’t cost more than three to five times the annual household income.
Get Pre-Approval for Financing
As you are doing your research together with your agent, you will need to obtain the pre-approval. You just need to provide some financial information to a financial agent who will prequalify you.
For your best offer, keep in mind:
Start visiting homes in your price range. Observe the condition of the roof, windows, foundation, hydraulic and electrical parts. These are the five most expensive things in a real estate property. Do not forget to confirm if there is enough parking for your family and guests.
When you find the right home your real estate agent will negotiate a fair offer based on the comparable homes in the same area. Once your offer is accepted the financing process begins. Generally, the period until closing, takes 50 days.
Inspection
Usually, after the offer is accepted, the buyer has the right to inspect the property and thus determine whether the transaction continues or not, or if it is renegotiated.
House evaluation
The bank wants to make sure that the value of the property is in accordance with the Market and therefore hires an outsourced professional to do the evaluation of the same.
